Applications and Screening:
We have one of the most comprehensive screening processes in the industry. All applicants are screened for credit, employment, rental, criminal, sex offender, and eviction history, as well as debt to income ratio, and income to rent ratio. In addition, all potential tenants are personally interviewed before they take possession of the unit.
A comprehensive lease agreement is prepared for each tenancy. Our leases and documents are reviewed periodically and updated to comply with existing California Landlord-Tenant law. We also provide tenants with all the necessary disclosures required under the Landlord-Tenant Act.
Property Condition Report:
A detailed Move-In Condition Report is prepared for the tenant and owner to sign prior to possession being granted. With our full management service, we conduct the move in and fully document the condition of the property for reference after the lease term.
Move-In Rent/Deposit Collection:
We collect large security deposits to ensure that the property is protected against damage. We also collect any additional funds and non-refundable fees and provide full detailed accounting.
